ADUs in Sonoma County: Opportunity or Expensive Assumption?

ADUs are one of the most talked-about features in Sonoma County real estate right now. Buyers ask about them. Sellers want to know if they add value. Homeowners wonder whether they should build one. Families see them as a way to create more flexibility, and honestly, the interest makes sense.

An ADU, or accessory dwelling unit, can be a powerful feature. It might be a detached cottage, an attached unit, a garage conversion, a junior ADU, or a separate living space within the main home. In Sonoma County, Permit Sonoma explains that an ADU may be detached, attached to the primary dwelling or another accessory structure, or located within the main dwelling.

The appeal is easy to understand. Some buyers want rental income. Some want space for aging parents. Some are thinking about adult children. Some want a private office, art studio, guest suite, or caregiver space. Others are thinking long-term and asking, “Can this home adapt as my life changes?” That flexibility is valuable.

But here is the myth:

“If a property has a second unit, I can automatically rent it out or count it as extra value.”

However, not every extra structure is the same. A cute backyard cottage may be a legal ADU. Or it may be a guest house. Or it may be finished storage. Or it may be an unpermitted conversion. Or it may be legal for one use but not another. Those differences matter.

Before paying a premium for a home with an ADU or second unit, buyers should ask several important questions. Was the unit permitted? What type of unit is it? Is it an ADU, junior ADU, guest house, converted garage, or something else? Does it have a kitchen? Does it have separate utilities? Is it connected to sewer or septic? Can it be rented long-term? Are there restrictions on short-term rentals? Does the lender give it any value? Does insurance treat it differently?

These questions are practical, not negative. They help buyers understand what they are actually buying. California has continued to update ADU laws, and the state’s 2026 ADU handbook outlines rules intended to support accessory dwelling unit development in many circumstances. But even with broader state support, each property still needs to be reviewed based on its permits, zoning, utilities, site conditions, and local requirements.

For sellers, the ADU conversation is just as important. If your Sonoma County property has an ADU, documentation can make a major difference. Buyers will want clarity. They may ask for permits, rental history, floor plans, utility details, septic information, and confirmation of how the space can be used.

The more clearly you explain the unit, the easier it is for buyers to understand its value.

A vague listing description like “bonus cottage” may sound charming, but it can also raise questions. A clearer explanation can help reduce uncertainty.

For example, there is a big difference between:

“Cute detached bonus space in backyard.”

And:

“Permitted detached ADU with separate entrance, full kitchen, bathroom, and documented long-term rental history.”

The second description gives buyers more confidence. ADUs can be especially appealing in Sonoma County because housing costs are high, families are changing, and many people want homes that can serve more than one purpose. A home with a well-documented ADU may appeal to buyers who need flexibility now and options later.

But buyers and sellers should avoid assumptions. For buyers, the goal is to understand the unit before writing an offer or during your investigation period. For sellers, the goal is to prepare the information that helps buyers feel confident. An ADU can be a major asset. But the value comes from knowing what it is, what is allowed, and how it can realistically be used.
